I'm so bad at intros

I'm horrible at intros so I'm gonna have to use the template that was posted :)

1) What's your username? Why'd you pick that username?
My username is xMrDrPepperx. I use this for almost everything. It's my Xbox Live gamertag, it's my link to my Facebook, Tumblr, everything. It used to be my Twitter handle but I changed it because people were complaining. I just love Dr Pepper and I thought that "Mr Dr Pepper" sounded funny, but I added the x's because to me, MrDrPepper seems too bland.

2) How'd you find this place? Google? Why'd you look it up on Google or whatever?
I found this site via google searching "Role playing forums." I used to role play on a different website but I didn't want to go back to that one so I was trying to find a better and more popular site. Mission success, eh?

3) How long have you roleplayed on forums or chat? On what sites? Did you start with tabletop games or such?
I used to role play on the Runescape forums whenever I was bored. I guess you could consider that as my starting point, but I haven't really done very much since then.

4) In coming to RPG, what've you been looking for specifically? A new home for roleplay? Better roleplay?
In general, I'm looking for "better" roleplays and a more variety of roleplays. I also like the sophisticated setup of this site.

5) What kinds of roleplay are you interested in? Fantasy? Sci-fi? Go in-depth about it if you want.
School roleplays have always been of high interest to me. I also like general roleplays of teenage life, because I am a teenager myself. I understand some roleplays have "plans" for their characters, but when I sign up for a character or submit a character, I want to have the ability to do with what I please. In past roleplays, I have found myself throwing curve balls at the other players by suddenly "changing" my character's personality. (For example: I was in a roleplay in which I played a really popular guy in a high school and the curve ball was that he was gay.)

6) What're your hobbies? Do you collect rocks or mount insects?
During my free time, I like playing video games either on my xbox or my PC, but when it's nice outside, I always ask my friends if they would want to go to the park. I've also work out a lot, so when my friends are still in class that's what I'm normally doing.

7) What's something you're good at besides writing? Maybe you're on the volleyball team or you're a quick learner? Maybe you play the flute or can fold up chairs amazingly fast? xD
I quite enjoy photography. That's pretty much it :P

8) Do you have any friends here at RPG that invited you here? Would you want to make more friends while you're here?
I don't currently know anyone on here but I wouldn't be surprised if there were a few members that actually lived in my town.

And lastly...

9) Do we get cookies for looking through your thread and saying hello?
Who are you? Santa? Nah, I'm kidding, of course you can have some cookies.

Side note just because there was no question in relation to this: I have 6 sisters and I'm the only boy. Not really sure how that relates to anything, just a fun fact that usually surprises people.
Fun fact 2: I've been on national television :D also completely unrelated

Financing Your Way To Retirement | Finance information

rest assured, there are more people just like you. Financing can be frightening. The goal of this article is to show you some real life examples of people just like you who found the success they dreamed of, by selecting the best financing option for them.

All of the following are true stories.

A HELOC is a mortgage loan, usually in a subordinate position, that the borrower to obtain multiple Allows advances of the loan proceeds at his or her own discretion for up to a specified amount that represents the percentage of borrower?s equity in a property.

Owning your own home provides you with your first source of creative financing via a home equity line of credit. ? / p> Case Study

When Greg first thought of investing in real estate, his first order of business was to buy a home. Greg knew that this was a huge first step in unlocking his potential investment. He found a home that he knew had great rental cash flow potential. Because he intended to use this home as his primary residence until he found the next one, Greg was able to lock in a great financing rate. He then took out a home equity line of credit for $ 10,000 and used that money as a down payment on his next real estate investment. He moved into the new one and then rented his original home. Greg continued this process over and over, and in two short years, his rentals were cash-flowing over $ 2.800 a month.

Even though traditional lenders disapprove of using Borrowed Funds as down payments, using credit card works well with seller financing funds or lease options.

Case Study

Liz found a home for sale with asking price of $ to 60,000. The seller was willing to carry the financing with down only $ 3,000. After analyzing the property?s expenses and potential income, Liz knew that the home would produce a $ 200 per month positive cash flow. She wanted to take advantage of the easy seller financing, but she did not have $ 3,000 saved up for the downpayment. She was about to give up on the deal when she remembered that she kept the Visa card for emergencies. It had a credit limit of $ 4,000, but the cash advance limit was only $ 2,000. She decided to be assertive and call the company to see if there visa was anything else she could Thurs She told them that she needed a $ 3,000 cash advance and requested a limit increase. They sent her a check for $ 3,000, Which she used as the down payment to purchase the property.

A lease option agreement can give you the option to sublet the property and realize instant cash flow. When you sign a lease option agreement for this purpose, make sure that the contract does not restrict you from subletting the property. Because you have signed the lease, you are the lessee or the renter. By re-renting the property, you are subletting. Case Study

Terry was unable to obtain bank financing due to the unpaid credit obligations that appeared on his credit report. He was mined to not let his deterministic poor credit stop him from investing in real estate. Instead of offering to purchase a seller?s property right away, he asked the sellers to agree to a lease option. He was able to obtain lease options on five properties in the course of two years. It was a good deal for the sellers of the property because they did not have to worry about the costs to own the homes, and they knew that at the end of the agreed term, they would have a buyer for the property. It was a good deal for Terry because he was able to cash flow $ 200 per month from each property. He applied this money to his unpaid credit obligations until they were paid in full. By the end of the lease option term, Terry?s credit was in good standing. He purchased the properties with bank financing for the amounts he had previously agreed upon. The real estate market had risen since he first initiated the lease options, so he also earned some additional equity due to the appreciation.

Seller financing is a great way for someone to sell their property if they do not need a lump sum of cash, are not interested in using the profit to purchase more real estate investments and want to avoid large capital gains tax. When you are out there buying real estate and making a name for yourself as not an investor, deals will come to you Whether you are looking or. It is not uncommon for an investor to purchase more properties from a previous seller. Case Study

Luke saved up $ 5,000 that he used as a down payment to purchase one of Don?s rental properties. Don seller financed the remainder at a 7 percent interest rate. Luke ran the property well and cash flowed $ 300 per month from it. Because Don did not realize all of his profit from the sale immediately, his capital gains tax burden was lessened. He also enjoyed the monthly cash flow the properties quietly produced for him without the obligations of ownership. Don owned 10 other rental properties that he wanted to sell with seller financing as well. Because his experience selling to hatch had been a positive one, he offered the properties to her first. He was interested in purchasing all of the properties but he did not have $ 5,000 in additional per property for a downpayment. Because Luke had already established a track record with Don, he decided to sell the properties to her with no down payment and seller financing at 7 percent. Luke averaged another $ 300 per property per month in positive cash flow.

Not all loans permit a seller to sell his property without paying off the existing financing. Most loans have a due on sale clause that gives the lender the right to call the loan due if the seller sells his property. Be careful that you understand the terms of the existing financing when buying a property ?subject to? the current liens. If the lender calls the property due, you usually have 30 days to obtain new financing. You want to make sure that you would be prepared if this were to happen. Case Study

Todd was interested in purchasing a property, but the current interest rates were so high that after analyzing the property?s expenses and income, he realized that the property would produce a negative cash flow. Todd knew that the seller had a loan on the property with interest at rate of only 6 percent. With a rate this low, the property would produce a positive cash flow of $ 300 per month. He made an offer to the seller to purchase the property subject to the existing financing. The balance on the loan was $ 20,000 less than what the seller was asking for and Todd only had $ 10,000 cash that he got from an equity loan on his primary residence. He also offered to use this $ 10,000 as a down payment and for the seller to carry a second mortgage on the property for the remaining $ 10,000 at interest percent sixth The seller preferred to sell his home outright, but he knew that due to the current interest rates it would be a hard sale. He agreed to Todd?s message for a term of 10 years. This gave Todd to obtain new financing ten years that would pay off the first and second mortgages. Three years later, interest rates had decreased dramatically. Todd refinanced his property, and what the seller paid off in full.

One-hundred-percent financing can easily be Obtained when you combine two loans to purchase a primary residence. However, lenders usually want to see at least 5 percent of the investor?s own funds used when purchasing a non-owner-occupied property. An investor?s own funds Thurs not need to be cash savings, it can come from an equity loan on another property of the investor?s

Case Study

Gary. wanted to get started investing in real estate by purchasing his first home. He had good credit but no cash for a down payment. Gary?s loan officer helped him find 100 percent financing without private mortgage insurance obligations. The loan officer combined LTV of 80 percent first mortgage with a 20 percent LTV second mortgage. Because neither of the loans above 80 percent LTV Solely what, their lenders did not require Gary to take out private mortgage insurance. He was thus able to avoid coming into close with extra cash for the bank fees and closing costs by negotiating these fees with the seller through the sales contract.

Principal is not being paid off with interest- only loans . However, the investor may quietly be building equity due to appreciation

Case Study

Sam owned 10 rentals that produced $ 2000 in cash flow. His goal was to retire from his 60-hour-a-week job and start spending time with his family. He needed a total monthly cash flow of $ 6,000 to retire. The interest rates had gone down since he had purchased his properties, so he hoped that by refinancing them he would be much closer to his goal. After meeting with his loan officer, they deterministic mined that the new rates with a fixed 30-year amortized loan would increase his monthly cash flow by another $ 2,000. This was exciting to Sam, but it still would not be enough income to retire. His loan officer then ran the numbers using interest-only loan and at what able to increase the monthly cash flow to a total of $ 6.500. Because Sam was more interested in creating cash flow than equity, he decided to refinance his properties with the interest only loan and retire from his exhausting job. The smaller the payments of interest only loan helped Sam reach his goal of financial freedom more quickly.

How Selecting Dedicated Hosting is Beneficial For Your Online Web ...

The type of software you implement depends on the type of network you are building. Most Cisco networks use a Cisco VPN client and software, for compatibility reasons.

They enable us to browse the World Wide Web anonymously amp have access to secured network in restricted areas. A great many number of companies are slowly coming to realize the actual benefits of VPN connection. It caters to their networking needs with the desirable features of speed, reliability, security amp functionality yet helps them save considerable money. Prior to emergence of virtual private network connection service, business houses had to rely on networks created from physically linked connections so that they could share data in a secure manner among a selected group. However, sharing a huge amount of information within the country or the whole world required them to spend much towards modem banks amp WANs. Now the VPN connection has brought about the third party internet transport facility which companies can use successfully to connect the telecommuters, remote users amp even remote offices with the main corporate site.

No matter what VPN client you use, an SSL should be set up to work as efficiently as possible, and have the proper security measures put in place to protect the dissemination of data. Things have really changed in the past few years, with companies being forced to deal with worldwide markets and offices in different locations across the globe. With segments of modern businesses often spread out across different locations, the most important technology is the virtual private network. VPNs allow companies to maintain internal communications that are fast, safe, and reliable. Modern VPN technology and equipment give businesses the opportunity to do this inexpensively. Without the reliable communication capabilities of a VPN, companies wouldn?t run so well.

The world is fast changing and Business corporations all over the world are taking various steps to take their organization to a completely different level. They are not hesitating to employ various methods like widening the range of their target audiences by reaching out to them even if they are in different countries, outsourcing their work which definitely provides low operational costs not to mention plenty of time for corporations to focus on their core business. For those companies which are expanding there base and making their presence felt in different parts of the globe many a problems seems to arise. They might have a tough time retaining their target consumers or keeping track of their employees. The foremost reason behind a firm not succeeding in their priorities is a communication gap between them and their clients. As communication is the main bridge between a client and a firm and the firm and success, companies can not rest assuming that everything will be alright as time heals everything.

If you doubt what you should do right now, start small and then grow as you need to. This isn?t a bad thing, necessarily, because VPN technology can be easily expanded at minimum expense when you compare it to the older point-to-point or dedicated lines that were involved in traditional wide area networks, or WANs. When you?re trying to figure out how to create a VPN, first ask yourself why you need one. What do you need to share, and with whom do you need to share Where are these people located, how often will they access your server, and wi

Ice Cream Sandwich leaks for Samsung Galaxy Note (update)

Image
For its part, Samsung has been none too coy about the upcoming Android 4.0 release for the Galaxy Note. So far, we know that it's set for a Q2 debut and will pack a new set of S Pen apps, but if you've longed to jump into the frozen goodness a bit early, today you can rejoice -- a leaked build of Ice Cream Sandwich for Samsung's fabulous phablet has reared its head in the forums of RootzWiki. Curiously, the file is available only as an EXE, so you'll want to exercise a bit of due diligence with this one. That having been said, comments in the forums are quite enthusiastic.

Update: Now that Ice Cream Sandwich is out in the wild, the community is already circling back to provide a rundown of what more tepid users may expect. Most notably, Samsung's Premium Suite for the Galaxy Note isn't included in this build, and while TouchWiz is said to crash upon first boot and with the addition of a Google Play account, reports suggest that these are one-time glitches. Otherwise, much of the system is said to be in excellent shape. As for the EXE that we'd mentioned, it's an Odin one-click file that's designed to make the installation rather painless.

[Thanks, Tyler]
